Storage Facility Security Starts With Management

Bestway_Self_Storage_Salt_Lake_City_LogoStorage Facility security starts with management.    Management needs to be concerned and diligent in overseeing the storage facilities security.  Management should have daily “drive thru’s” in facility, noticing units that are not latched properly or not locked, units that Tenants have not yet moved into or units that tenants have vacated.   Management should be watching monitors and screens for unusual activities thru the day.   Management should be watching and monitoring gate entrances and exits and what tenants are frequenting their units more than others?   Storage facilities can become acquainted with the tenants by name and face and vehicles.   Noticing those unfamiliar faces and vehicles will keep you alerted for unauthorized access.   Keep all units locked until tenant has moved in or moved out.

Most storage facilities use security cameras as part of their security.   Watching and reviewing the cameras are part of the security system.   Management can upgrade their camera systems and should from time to time.   Security cameras are constantly being improved in clarity and reliability.  Management should try to not have an area that is not covered by a camera.

From time to time it may be necessary to evict a tenant that doesn’t follow the security systems for the facility.  Staying late or overnight or sleeping in facility.   Some storage gate security systems will automatically send a gate code into “denied access” for staying past time for night lock up.  Of course, staying overnight or sleeping in facility can be automatic reasons for eviction.   Making gate codes more complex (More than 4 digits) can help eliminate the storage facility from unauthorized access.  Eliminating 24 hour access will make a storage facility more secure!!!.   Watching the gate access codes and then monitor that the vehicle goes to assigned unit and not somewhere else.

When inquires are made about tenants and units from friends or family members or others, make sure the individuals have the right to receive information for the accounts/tenants.  Sometimes  family members will push for more information than we should legally share with them.   Of course the tenant themselves can help keep the facility secure by not sharing gate codes or keys with other individuals.    Occasionally there are those tenants that are dishonest and share gate codes with others, allowing them into facility, but then they must cut or break locks or latches to get into a unit.   This should all be caught on your camera security systems.  Of course, immediate eviction should take place for a tenant that has given his code to anyone  that comes into facility to perpetrate such a crime.    Police should be called and camera security tapes and gates access codes used may be shared with the appropriate law enforcement agencies.

In summary, a storage facility security system should begin and be maintained by management.  Tenants have a large responsibility to help maintain security by following procedures, allowing for now tail gators, keeping codes and keys secure and private, and watching for unusual tenant behaviors.
